Request: Variance in P-D zone to erect an addition (screen enclosure) 5 ft. from rear property line in lieu of 15 ft.

Hearing: The property is located in Valencia Woods Subdivision. The applicant wants to add a 12' x 30' screened room across the back of his house. The BZA was concerned about approving this type of request given the smallness of the lot. The lot abuts the rear of other lots (versus that of a retention pond or green belt); an approval may set a precedent for all the lots in the subidivision, diminishing yard space and privacy between neighbors. The applicant obtained a letter of approval from the homeowner's association and several of his neighbors, including one from the property owner to the rear. There was no opposition from the neighborhood. In an effort to compromise, the district BZA member suggested a reduced variance approval. As a result, the BZA approved a 7 ft. (instead of a 5 ft.) variance, which will net the applicant an addition with 10 feet in depth.
