Hearing: The applicant wants to construct a detached garage in front of his home. He stated his house is located at the rear of the property approximately 100 feet from the front property line. The proposed garage will be located 65 feet from the front property line. Staff informed the BZA the location of the building still allows for an open view of the front yard. The Environmental Protection Division has informed staff that there are wetlands on the property. As a result the applicant submitted a survey of the wetlands which shows no impacts to any wetlands. As a precautionary measure, staff is recommending a condition that ensures no impacts to any wetlands on-site. The applicant submitted two letters from his neighbors who are in support of the request. The BZA concluded the location of the house and the wetlands at the rear of the site constituted valid hardships unique to this property. There was no opposition.
