Summary of the decision
VA-04-03-133 — Ted E Pearson
Request: Variance in R-1A (single family-7,500 sq. ft. lots) zone to construct addition unroom/gameroom) to single family residence 23 ft. from rear property line in lieu of 30 ft.
Decision: Approved
Hearing: The lot has a very unusual shape. The lot lines are irregular, with a rear lot line that sits at an angle. The addition is along the rear section of the house adjacent to the swimming pool. Only a portion of the addition, less than one-half of it, encroaches into the rear yard setback area. The rear yard is surrounded by fencing and tall shrubbery. Several letters were submitted in favor, including those property owners who would be the most impacted by this request. There was no opposition at the hearing. The BZA felt this request met the Variance criteria and approved it.
