Request: Variances in R-CE zone to erect an addition (garage) to single family residence as follows: 1. 13 ft. from front property line in lieu of 35 ft.; 2. 5 ft. from side property line in lieu of 10 ft.

Hearing: The applicant is converting his two-car garage into living space. He wants to construct a new two-car garage. The new garage does not meet the front and side setbacks. Staff informed the BZA that this house received a variance in 1989. The most impacted property owner to the north spoke in opposition. She had concerns about drainage and aesthetics. Staff felt the site had reached its threshold point for any new development. The BZA agreed. Another adjacent resident spoke in opposition. Staff received 16 commentaries in favor and two (2) in opposition.
