Request: Variances in R-CE (single family-1 acre lots) zone to construct single family residence on each of four (4) platted lots as follows: 1) 30 ft. from rear property line in lieu of 50 ft.; 2) 25 ft. from front property line in lieu of 35 ft.; 3) 7.5 ft. from side property line in lieu of 10 ft.

Hearing: Synopsis: The lots are within the Pro's Ranch Subdivision, which was platted for in 1954 and originally zoned R-1. The subdivision and surrounding areas were administratively rezoned to R-CE for compliance with the recently adopted Comprehensive Policy Plan. Since that time, a number of Variances have been granted as to the R-CE performance standards for residential development of the lots. The Variance requests for the front and rear yard setbacks are consistent with previous Variance approvals and are set on the restrictive R-CE setbacks. The same sentiment is not true for the side yard setbacks, and staff therefore recommended denial of those. The applicant stated he could live with the 10 foot side yard setbacks. There was no opposition present at the public hearing. There was one commentary in favor and one in opposition received.
