Summary of the decision
2/3/2005 #07 — MICHAEL OWEN CARTER
Request: (NE 1/4 of SW 1/4 03-22-29 Tract Size: 100 ft. x 150 ft.)
Decision: Approved
Hearing: The property is in a neighborhood where the homes were built in the 1940's and do not necessarily meet all of today's zoning codes. The applicant wants to improve and upgrade his older home by adding a small addition onto the front for living area. The original porch will be removed. A new porch will be built in front of the new addition, wrapping around the corner of the house. The new porch will encroach into the front yard setback area by about 4 1/2 feet.
Over one dozen neighbors wrote in support of the request, including those on each side of the property. There was no opposition.
It was noted that the homes on each side of the property sit closer to the front than the applicant's house. Therefore, the proposed addition will not cause a visual protrusion beyond the neighbors' front building line. Further, the lots are large with more than sufficient space between the homes.
