Request: Variance in R-1A (single family-7500 sq. ft. lots) zone to construct addition (screened room) to single family residence 24 ft. from rear property line in lieu of 30 ft.

Hearing: The applicant is building an addition across the back part of his house. Most of the construction is a room addition that meets the setback requirement. A smaller portion, measuring 12 feet x 20 feet, is a screened porch which would encroach into the setback area by 6 feet. The lot has unique features that justify a variance approval. It is a long narrow lot with a rear yard that abuts a side yard versus a rear yard. There is a sufficient amount of space between the adjacent lot and the proposed addition. The house was built more towards the back of the property, and that portion of the house where the variance is requested protrudes six feet beyond the original building line. There was no opposition to this request.
