Request: Variance in the R-T-2 zoning district to allow a minimum lot area of 0.38 acres in lieu of 0.5 acres

Decision: Approved

Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for approval. Staff noted that four (4) comments were received in support, and no comments were received in opposition to the request. The applicant was present and agreed with staff presentation, mentioning that he would like to place the mobile home 8 ft. instead of 10 ft. from the side property line. The BZA provided options to continue the case to include the additional request or proceed with the proposed mobile home in the current location that meets setback requirements, and the applicant confirmed to proceed with the current proposed mobile home location. There was no one in attendance to speak in favor or in opposition to the request. The BZA unanimously recommended approval of the Variance by a 6-0 vote, with one absent, subject to the four (4) conditions found in the staff report.
