Request: Variance in P-O zone to erect a commercial building 5 ft. from front property line in lieu of 25 ft.
Decision: Approved
Hearing: The property consists of three vacant lots that were once a part of a residential subdivision. The properties on either side of the property are occupied by others. When Edgewater Drive was widened a number of years ago, the depth of the lots fronting the road was reduced, making the lots smaller. Many of the properties were rezoned from residential to P-O during the 1980's because of the road widening. The proposed building location is consistent with other buildings fronting Edgewater that were homes converted to office after rezoning. The applicant conducted a community meeting on the proposed medical building. Several commentaries were received in favor and none in opposition. Staff, the BZA, and members of the community felt the proposed building would be an aesthetic improvement to the area. Although there are no future road improvements currently planned for this section of Edgewater Drive, in the event this should change, the BZA imposed a condition to address that situation (refer to condition #1). This is a standard condition imposed by the BZA on such requests.
