Request: Variance in R-1A (single family-7,500 sq. ft. lots) zone to construct addition (carport) to single family residence 6 ft. from front property line in lieu of 25 ft.

Hearing: The house was originally built with a 2-car garage that had been converted into living area prior to the applicants' purchase. They did not realize a Variance would be needed to add a carport. A large portion of the applicants' front yard is located within County right-of-way. The applicants' front property line is actually 15 feet inward from the street, so the carport will in reality be 21 feet away from the street. Photographic renderings indicated the carport will not protrude extensively beyond the building line along the street. Under the circumstances, the BZA felt Variance would not cause a detrimental visual impact in the neighborhood. Approximately three dozen residents in the neighborhood submitted letters and commentaries in favor of the request. There were three commentaries in opposition. The BZA imposed the conditions to ensure aesthetic and visual compatibility.
