Request: Variances in the R-1A zoning for accessory structures as follows: 1) To validate an existing accessory structure (garage) in front of residence in lieu of side or rear yard (Approved w/Conditions; and 2) To allow cumulative total of 785 sq. ft. of accessory structure floor area in lieu of 500 sq. ft. (Denied) (Note: This is the result of code enforcement action. There are no permits associated with either structure.)

Hearing: The applicant is requesting variances to validate an existing accessory structure (garage) in front of residence in lieu of side or rear yard; and to allow cumulative total of 785 sq. ft. of accessory structure floor area in lieu of 500 sq. ft. Staff gave a brief presentation on the case, addressing the location, the site plan, and photos. The applicant spoke to the BZA and agreed with the staff report. Staff received seven (7) commentaries in favor and five (5) commentaries in opposition. There was no opposition at the hearing. The public hearing was closed. The BZA approved variance #1 with conditions and denied variance #2.
