Request: Variances in the A-2 zoning district as follow: 1) To allow a new residence to be constructed with a setback of 35 ft. from the Normal High Water Elevation (NHWE) in lieu of 50 ft., and a rear setback of 35 ft. in lieu of 50 ft. 2) To allow a new residence to be constructed with a south front setback of 14 ft. in lieu of 35 ft.

Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for approval. Staff noted that one (1) comment was received in support and one (1) comment was received in opposition. The applicant was not present. The BZA noted the limited buildable area and other similar variances in the area. The BZA recommended approval of the variance by a 7-0 vote, subject to the five (5) conditions in the staff report.
