Variances in the R-2 zoning district as follows: 1) To allow a front yard setback of 5 ft. in lieu of 20 ft. for future lots 1-10 within the proposed subdivision. 2) To allow a side street setback of 5 ft. in lieu of 15 ft. for future lot 10 within the proposed subdivision. 3) To allow a structure to be located nearer the side street lot line than the required front yard setback of such abutting lot for future lot 10 within the proposed subdivision (5 ft. in lieu of 20 ft).

Hearing: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for approval. Staff noted that no comments were received in support, or in opposition. The applicant was present to answer any questions. There was no one in attendance to speak in favor or in opposition to the request. The BZA discussed the Variances and stated justification for the six (6) criteria and unanimously recommended approval of the Variances by a 3-1 vote, with two absent, and one vacant, subject to the four (4) conditions found in the staff report.
