Summary of the decision
SE-03-01-004 — William Ramos
Request: In C-2 (general commercial) zone to operate a commercial business with the following Variances: 1. 56 ft. of lot width in lieu of 100 ft.; 2. Minimum floor area of 460 sq. ft. in lieu of 500 sq. ft.; 3. To provide unpaved parking in lieu of paved. (NOTE: The applicant wants to operate a used automobile sales business)
Decision: Approved
Hearing: The applicant wants to purchase this lot to operate a used automobile sales lot. The lot is too small to meet the requirements for a car lot. Staff advised the BZA of the County's efforts to improve the aesthetics along Orange Avenue. Staff gave a comparison of uses along the corridor. The majority of the uses had permanent buildings and paved parking lots. Staff could not support the request because the applicant did not demonstrate compliance with the variance criteria. However, the district BZA representative felt there was a hardship as no other type of business could adequately locate on such a small lot. The BZA members drafted conditions of approval to address aesthetic concerns. Two property owners appeared in opposition to the request.
