VA-02-12-147 — Tim Johnson
Request: Variances in R-2 (residential-1-4 unit structures) zone to create two (2) substandard lots as follows: 1. Lot 7: 3,825 sq. ft. of lot area in lieu of 4,500 sq. ft.; 2. Lot 7: Relocate existing single family residence 11 ft. from rear property line in lieu of 25 ft.; 3. Lot 8: Construct single family residence with 3,825 sq. ft. of lot area in lieu of 4,500 sq. ft; 4. Lot 8: Construct single family residence 11 ft. from rear property line in lieu of 25 ft.
Decision: Approved
Hearing: The applicant wants to relocate the existing home on Lot 7 and construct a new home on lot 8. Staff informed the BZA that the size of the lots warranted a variance for setbacks. The applicant informed the BZA he was improving the area from what the site used to look like. Two (2) nearby residents spoke in opposition. They had concerns about additional traffic and drainage in the area. They also had concerns about the applicant's intent. They felt the applicant wants to use one of the lots as a parking area for his adjacent commercial business. The BZA prohibited any commercial parking on these lots.
