Request: Variance in R-1A (single family-7,500 sq. ft. lots) zone to construct a 1,200 sq. ft. detached garage and allow 86 sq. ft. shed to remain for accumulative square footage of 1,286 sq. ft. in lieu of 500 sq. ft.

Hearing: The applicant wants to build a 1,200 sq. ft. detached garage and allow for an 86 sq. ft. shed to remain for accumulative square footage of 1,286 sq. ft. in lieu of 500 sq. ft. Currently, there are six accessory building located in the rear of the property averaging approximately 617 sq. ft. of floor area. The BZA questioned the applicant about the size and how the garage would be accessed since there is a 6 ft. high wood fence constructed along the sides and rear of the property. The applicant stated there would be a double gate located on the east side of the property fronting Moss Grove Boulevard for access into the garage. He had enclosed the garage attached to his home for extra room and needed the detached garage to park (2) vehicles and the 86 sq. ft. shed for flammable materials (i.e. gas for the lawn mowers and propane tanks for the grill). The BZA felt that they proposed overall square footage was excessive for a residential lot of this size and the precedent that would be established since no other variances have been granted within this area. Therefore, the BZA approved variance #1 with a reduced square footage of 800 sq. ft. and denied variance #2.
