Summary of the decision

VA-04-02-127 — Iris Aponte

Request: Variances in R-1A (single family-7,500 sq. ft. lots) zone to create two (2) substandard lots as follows: 1) 50 ft. of lot width in lieu of 75 ft. 2) 6,750 sq. ft. in lot size in lieu of 7,500 sq. ft.

Decision: Approved

Hearing: The property is in the Jamajo area where there is a mixture of older and new homes and different housing types. Excepting for the lakeside lots, there is a mix of single family homes on 50-foot wide lots and 100-foot wide lots. There were six commentaries in favor and one in opposition. One property owner on the lakeside addressed the BZA in opposition. He said this area is being upgraded and was concerned about property values and development denser more intense than single family. With appropriate conditions regarding compatibility in the immediate area, the BZA felt this was a reasonable request. The district BZA member noted that only a single family residence could be built on the lot because of the existing R-1A zoning.
