Hearing: The applicant wants to construct 3 separate industrial use buildings. The site has a narrow width but a long depth. To minimize the extent of the variance, the applicant is proposing the structures along the length of the site with parking adjacent to the buildings. Staff advised the BZA that it was better to reduce the building setback than to eliminate a row of parking spaces. Staff advised the BZA the applicant owned the properties to the south yet the reduced building setback was along the north line. Staff asked if the applicant could switch the buildings to the south side of the property. The applicant informed the BZA they needed the parking areas on the south side because they wanted to use the existing driveway on that side of the property. Staff confirmed that it was better to use existing driveways than to create new driveways. The BZA agreed. There was no opposition at the hearing.
