Request: Variances in R-1A (single family-7,500 sq. ft. lots) zone to create two (2) substandard size lots as follows: 1) 70 ft. of lot width in lieu of 75 ft.; 2) 7,000 sq. ft. of area in lieu of 7,500 sq. ft.

Decision: Approved

Hearing: The property is in an older established neighborhood consisting of a mixture of homes built in the 40's, 50's, 60's, and 70's. There have been a few Variances granted over the years to build single family homes on substandard sized lots, and there a number of homes on small lots that have been grandfathered-in. Staff pointed out there is an existing home and shed on the one-half of the property. The home is in poor condition, and aesthetic renovations are needed to improve its appearance in the neighborhood. The BZA was concerned about the shed as well, noting it did not meet setbacks. Several BZA members felt the shed should be removed so that the only code deviations would be the lot size and width. The BZA imposed the three conditions to ensure the aesthetic renovations are accomplished, including removal of the shed. The applicant agreed to the conditions. There was no opposition at the hearing.
