Request: Variance in the R-1A zoning district to permit a lanai with permanent roof 20 ft. from the rear (north) property line in lieu of 30 ft.

Hearing: Staff gave a presentation on the case covering the location, the site plan, lot layout and photos, and outlined other options that would not require variances. The applicant stated that they preferred not to use a screen roof, and stated that 1,600 sq. ft. of rear yard will be adequate. The applicant also stated that the proposal will create a smaller building footprint and allow for a greater side setback to accommodate boat and R.V. parking. The applicant also wanted the BZA to know that they have HOA approval for the request. The BZA acknowledged that there was no opposition from the HOA. The BZA confirmed that such variances had been approved in the area and set a precedent, and that the proposal will be consistent with the area. Staff received 1 commentary in favor of the application, and none in opposition to the application. The BZA approved the variance.
