Hearing: The lot is located in the Kelso on Lake Butler subdivision. The applicant owns the lot to the south of this. A number of years ago, the applicant built his home on the lot to the south, extending into the subject lot with a swimming pool. He now wants to built a separate home on the subject lot for another family member. The new house had to be designed around the swimming pool. The development window was constrained due to the narrowness at the front of the lot, which required an extensive setback off the road. Only the carport encroaches into the front yard area where the variance is needed. The setbacks from the side lot lines are more than double than the minimum required, and the area around the carport is heavily buffered by trees. The neighbor to the north, who would be the most impacted by this request, registered no objection to the request. In addition, the homeowner's association submitted a letter of no objection.
