Request: Variances in R-2 (residential 1-4 unit structures) zone to construct single family residence as follows: 1. 20 ft. from front and rear property lines in lieu of 25 ft.; 2. 2 ft. from side (west) property line in lieu of 6 ft.; 3. 3 ft. from side (east) property line in lieu of 6 ft.

Hearing: The applicant wants to build a home on this lot. The size of the home is creating the need for the variances. The applicant stated he is building a home for his client. The client has already chosen the type of home and to redesign the home would be too costly for the buyer. Staff presented its reasons for denial. Specifically, the request did not meet the variance criteria and economics is not the basis for granting a variance. The City Of Winter Garden submitted a letter in opposition to the request. The BZA compromised by approving the rear and front yard variances but denying the side yard variances.
