Request: "Special Exception in R-1A (single family-7,500 sq. ft. lots) zone to construct a religious use facility and Variances as follows: 1) Steeple at 44 ft. in height in lieu of 35 ft. (sanctuary will be 25 ft. in height); 2) To allow unpaved parking spaces in lieu of paved. (NOTE: This is a two-phase project. A maximum of 260 seats are proposed in the sanctuary. Access to the site will be from Dean Road, not Alcock Road)."

Hearing: "The Staff Report and Recommendation is located on Pages____ The applicant wants to construct a religious use facility that will be completed in two phases. In addition, a variance is requested for unpaved parking in lieu of paved. There are single-family homes located to the north and south of the subject property. Though the applicant is proposing the appropriate landscaping on the north, south, east, and west property lines, prior to the public hearing staff notified the applicant of their concerns regarding traffic, noise, and visual impacts to the adjacent homeowners. Staff also informed the applicant that conditions #9 and #11 as noted in the staff's original report had been amended to address those concerns. In response, the applicant submitted a revised site plan depicting access from Dean Road only and a wall along the south property line. The Board found this to be a reasonable request and granted approval based on the revised site plan and staff's recommended conditions of approval. There was no opposition present at the public hearing."
