Summary of the decision
VA-04-03-134 — Daniel Webb
Request: Variances in R-1A (single family-7,500 sq. ft. lots) zone to construct additions to single family residence as follows: 1) Front porch 18 ft. from front property line in lieu of 25 ft.; and 2) Second-story addition (recreation room) over existing garage 3.94 ft. from side property line in lieu of 7.5 ft.;
Decision: Approved
Hearing: The applicant is requesting variances to construct a porch addition to the front of his home 18 ft. from the front property line in lieu of 25 ft. and to convert an old detached building by making it an addition to the principal residence. Therefore, the entire addition will be 3.94 from the property line in lieu of 7.5 ft. The 2nd floor addition will be a recreation room connected to the principal residence through a hallway access. A majority of the homes in the subdivision were constructed in the early 1950s deficient in setbacks and set off center on the lots. There is adequate buffering and distance separation from the proposed addition and single family home to the east. There was no objection from the adjacent property owner to the east that would be directly impacted by this request. Therefore, the Board approved the request finding no adverse impacts to the surrounding property owners and consistent with the character and nature of the area. There was no opposition to this request.
