Request: Variance in the A-2 zoning district to allow a detached accessory dwelling unit (ADU) with a living area of 1,222 sq. ft. in lieu of 1,000 sq. ft.

Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for denial Staff noted that one (1) comment was received in support of the request, and no comments were received in opposition. The applicant discussed the staff recommendation and discussed not being aware of the waterway easement that will only leave 1.9 upland acres to develop an ADU without requesting a variance. Additionally, noted that ADU¿s are common in the surrounding area. There was no one in attendance to speak in favor or in opposition to the request. The BZA determined the location of the ADU is not visible from the street, considerable amount of space between properties, and several ADU¿S in the surrounding area of various sizes. The BZA unanimously recommended approval of the Variance by a 6-0 vote, with one absent, subject to the three (3) conditions in the staff report.
