Request: Variance in R-1 (single family-5,000 sq. ft. lots) zone to construct addition to single family residence 13 ft. from rear (southwest) property line in lieu of 25 ft.

Hearing: There is currently a screened porch at the rear of the house which the applicant stated was about 30 years old. He wants to remove the screened porch and replace it with a new permanent room addition. The proposed size of 12' x 27' is the same as that of the screened porch. The rear yard abuts a 20 foot wide drainage canal that leads to a retention pond. Staff advised the Variance request is consistent with past BZA approvals for reduced rear yard setbacks when the yard abuts a nonresidential use. There was no opposition to this request.
