Request: Variance in the A-1 zoning district to allow a mobile home for residential purposes on a property with +/- 1.93 acres in lieu of a minimum of 2 acres.

Decision: Approved

Hearing: Staff described the property and its history, noting that in 1959, the County acquired the south 30 ft. for right-of-way for Holly St. The loss of the 30 ft. reduced the property from 2.01 acres to its current size of 1.93 acres. Staff also noted that the proposed unit is compliant with all setbacks. However, the applicant could construct a home on the site and not require a variance. One variance was approved for a parcel to the east for a mobile home on 0.46 acres of land with less than 100 ft. of frontage. All of the other residences within a 1/2 mile are site built single-family dwellings. Staff noted that no correspondence in favor or opposition had been received regarding the application. The applicant noted that this was to be their principle residence, and it is needed for their growing family. It is also all that they can afford. There being no one present to speak in favor or opposition to the request, the public hearing was closed. The BZA concluded that the special condition and circumstance was the County's acquisition of the south 30 ft., which created the need for a variance. In addition, the new unit will be an enhancement to the neighborhood. A motion to recommend approval passed by a unanimous vote.
