Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, the history of the recently approved rezone and future land use amendment, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for approval. Staff noted that no comments were received in support, and one (1) comment was received in opposition. The applicant had nothing to add and chose not to speak. One was in attendance to speak in opposition to the request, stating concerns about distance separation compatibility and potential noise impacts. The BZA discussed the recent rezone, confirmed that multi-family could be built on the property regardless of the Special Exception request, stated justification for the six (6) criteria and unanimously recommended approval of the Special Exception by a 6-0 vote, with one absent, subject to the five (5) conditions in the staff report.
