Request: Variance in the R-3 zoning district to allow multi-family development with a ratio of 0.92 parking spaces per unit in lieu of 1.5 spaces for each efficiency and one bedroom unit, and 2 spaces for each 2 and 3 bedroom unit.

Hearing: Staff noted the history of the property, including the chance to the Future Land Use and zoning, and several appearances before the BZA to accommodate adjustments to the design and parking requirements. Transportation Planning has reviewed the request, and recommends approval. Staff noted that they had not received any correspondence in favor or opposition t the request. The applicant noted that Phase I was well under way, and that Phase II had received funding. This application should be the last needed. There being no one present to speak in favor or opposition to the request, the public hearing was closed. The BZA noted that given the type of development that the project consisted of, traditional development standards do not apply, and the variance is needed to accommodate the actual needs. A motion to recommend approval of the variance passed by a unanimous vote.
