Decision: Approved
Hearing: Staff noted that the home, which was constructed in 1959, was only 23 ft. from the rear property line, in lieu of 25 ft. Further, the living area of the home was constructed 40 ft. from the front property line. The addition to the home would follow existing building lines, and would not encroach any further into the setback. The existing wall adjacent to the carport was a substantial improvement which clearly has been there for many years. The adjacent neighbor did not object. The variance for the screen room was only a 4% variance and would be imperceptible. The applicant indicated their agreement with the staff recommendations and conditions. There being no one in attendance to speak for or against the request, the public hearing was closed. The BZA concluded that the special conditions and situations, and the fact that the variance was not self-imposed warranted the granting of the variance. A motion to recommend approval passed unanimously.
