Request: Special Exception in R-CE zone for an outdoor recreational area (one [1] practice field to be used for little baseball);
Decision: Approved
Hearing: "The applicant is seeking zoning approval to use the baseball field in his rear yard for organized little league practices. The applicant coaches a team and uses the field for practices. This is for personal use only and no games will be played. The applicant gave a brief presentation to the BZA. He indicated that he met with his surrounding neighbors and complied with many of their suggestions. Staff gave a brief presentation. Staff recommended several conditions which minimized the potential adverse impacts of this project. The applicant agreed to the conditions. One (1) person spoke in favor of the request. He resides next to the field. He stated he had no objections provided the backstop was removed when not in use. One (1) person spoke in opposition. She represented a resident who resided 200 feet to the north of the site. He had concerns about noise and incompatibility. The BZA felt the request presented no practical difficulty to the surrounding residents. In addition, the most impacted property owners were in favor. The BZA commended the applicant for providing a healthy environment for children. Staff received ten (10) commentaries in favor and four (4) in opposition. There was only one (1) person present in opposition."
