Request: Variances in R-1AA zone to erect detached accessory building (garage) as follows: 1) 828 sq. ft. in floor area in lieu of 500 sq. ft.; 2) 18 ft. in height in lieu of 15 ft. (Note: Existing detached garage and shed to be removed).

Decision: Approved

Hearing: Staff reported the existing two-car garage was built without permits, and there is a entry wall to the property that was installed without permits and located within the County right-of-way. The wall constitutes a safety hazard. During the public hearing, testimony was brought forward that the violations were created by the owner previous to the applicant, and that the applicant is willing to correct the violations. Staff recommended a set of conditions that would expedite the violation corrections. Other conditions were recommended in response to issues raised by the property owner to the south, prior to the public hearing. The applicant stated the purpose of the request is to build a garage sufficient in size to house two cars and a boat. As to the height, they plan on upgrading the house in the near future which would make the roof have a steeper pitch; they want the roof of the garage to match the future pitch of the house. He stated they plan on starting construction as quickly as possible. He agreed to the conditions recommended for approval. There was no opposition at the public hearing.
