Applicant / description: We respectfully submit this letter of intent for the enclosed Pre-Permit Submittal Review Application for the development at the above referenced Property. We intend to redevelop the existing property with 2 new duplexes residential home development containing 2 new residential units each. The existing house is to be demolished. Our team is committed to enhance our community; we are enthusiastic about this project which is designed to align seamlessly with the Comprehensive Development Master Plan (CDMP) for Miami-Dade County. The proposed development aims to contribute to the Workhouse Housing Development Program by providing well-designed residential spaces that are accessible and sustainable. The project location has been strategically selected to leverage the existing community infrastructure while adhering to Miami-Dade County's development guidelines and zoning regulations. The design and aesthetics of the proposed development will complement the surrounding area's architectural theme, promoting a cohesive community environment. The proposed 2 duplexes will maintain the appearance of a single-family home and be compatible with the surrounding properties in the area while adhering to the Miami Dade County Workforce Housing Development Program as per Sec. 33-193.9 of the code. We intend to provide a contribution-in-lieu of construction to the Affordable Housing Trust Fund. We believe this project will not only meet the current housing demands but also serve as a model for future developments within the county.
