Hearing: The church's existing ground sign is situated with a zero setback along the front property line. That sign became nonconforming when University Blvd. was widened, reducing the amount of yard in the front and creating the zero setback. The sign is old and in need of repair. Instead of repairing it (which would not necessitate a variance), the applicant would like to replace it with a more aesthetically-pleasing sign. It will be of similar height and size as the existing sign. The applicant explained they recently added landscaping (trees and shrubs) across the front, which were required when they recently paved their parking lot. They were concerned the landscaping would have some impact on the view of the sign from the road. As a matter of precaution, Staff recommended the replacement sign be at least one foot (not zero) from the front property line. The applicant agreed to the one foot setback and to landscaping the base of the sign for aesthetic consistency along the road frontage. There was no opposition at the public hearing.
