Request: Variance in the R-3 zoning district to permit construction of an attached duplex on a lot with 50 ft. of lot frontage in lieu of 80 ft.

Hearing: Staff gave a presentation on the case covering the location, site layout, floorplan, and photos. The applicant stated that they bought the property to build a duplex. The applicant presented an alternate site plan that reduced the duplex from 32 feet wide to 24 feet wide. The BZA confirmed that the alternate site plan will have greater side setbacks. The BZA noted that the alternate site plan conforms with existing houses on the street, and acknowledged that the applicant has made an effort to accommodate. The BZA also noted that the request will provide needed housing and promote infill development. Staff received no commentaries in favor of the application, and none in opposition to the application. There was no opposition at the hearing. The BZA approved the variance subject to the alternate site plan, dated March 1, 2018.
