Request: Variances in R-CE (single family-1 acre lots) zone as follows: 1) Construct detached accessory building in front of proposed single family residence in lieu of the rear or side yards; 2) Construct detached accessory building prior to the construction of principal residence.

Decision: Approved

Hearing: The applicant is proposing a 1,000 sq. ft. accessory building in front of the proposed single family residence in lieu of the side or rear. The applicant has stated that the reason for the location is due to wetlands located on the rear of the property. The accessory building will be utilized for storage purposes for approximately two (2) years in which the new home will be constructed. The applicant submitted a notarized affidavit attesting that the proposed accessory structure will not be used as a rental or commercial space and will utilized for storage purposes only. There was discussion among the Board members regarding the possibilities of conversion into a separate living quarters. Therefore, additional conditions of approval were imposed to avoid this. Eight (8) letters of support from adjacent property owners were submitted with this application. One (1) commentary was received in opposition.
