Request: Variance in R-T-2 (mobile homes/single family homes) zone to create two (2) substandard lots with 15,840 sq. ft. of lot area in lieu of 21,780 sq. ft. (NOTE: The applicant is reconfiguring 3 separate parcels into 2 parcels. However, the two (2) parcels are still less than 21,780 sq. ft.).

Hearing: The applicant wants to create two (2) substandard lots. Each lot is approximately 16,000 sq. ft. The zoning code requires each lot to be 21,780 sq. ft. Staff inspected the property and found numerous mobile homes on similar size lots. The BZA informed the applicant that septic regulations had to be met as well. The applicant indicated he had communicated with the Health Department regarding septic tanks on these lots. The BZA concluded the request was reasonable. There was no opposition at the hearing.
