The applicant has indicated that the side yard is actually more functional than the back yard, due to the position of the house in comparison to the adjacent streets (Woodlawn Drive and Azalea Drive). The applicant is proposing to use the existing porch slab, which extends within 26 feet of the rear property line. The applicant wants to add a wooden roof with tile to match the surrounding architectural style. Within a two-block area of the site, seven (7) BZA variances have been granted ssince 1986. The Beeman Park Subdivision was platted over 30 years ago, prior to the current R-1AA performance criteria. The applicant has already received approval for a swimming pool to be located next tot he proposed porch improvement. An existing eight-foot wood fence is located along the rear property line, so the impact of this proposal on the neighboring home to the south would be minimal.
