Request: Variance in the R-1A zoning district to construct an addition to single family residence (an open air lanai with a permanent roof extension) 18 ft. from rear property line in lieu of 30 ft. (Note: The subject property is a through lot which backs onto Kaley St. The current residence fills the building envelope from front to rear.)

Hearing: Staff noted that the existing home covers the entire building envelope due to the location of the garage in front of the living area. Further, were the applicant to construct a screen room they would be permitted to extend the screen room up to 13 ft. into the rear setback. However, they propose a permanent room addition. It was also noted that the property backs up to Kaley St., and there is a six ft. high masonry wall surrounding the entire subdivision. Seven neighbors, including one of the most impacted, and the HOA had all recommended approval. The applicant indicated that they were in agreement with the recommendation and the conditions. There being no one present to speak for or against the request, the public hearing was closed. The BZA concluded that the property was not large, the home had completely covered the building envelope from front to back, and the neighborhood and HOA were in support. The BZA approved the requests.
