Summary of the decision
SE-99-10-004 — Islamic Society of Greater Orlando
Request: Special Exception in R-CE zone for church use (erect 24' x 60' pre-fabricated building for children's religious study).
Decision: Approved
Hearing: The Staff Report is located on pages . At the public hearing, an abutting property owner living on a 1/3 acre lot at the northwest corner of Fourth Street and Pine Street addressed the BZA. He stated he had heard the applicant would be purchasing the block of properties to the north of the subject property and was concerned this would bring traffic close to his home. He requested that a fence be erected to prevent that situation from happening. The applicant stated they are attempting to purchase the property to the north and agreed to erect the fence requested by the adjacent property owner. With regard to the landscaping, the applicant stated they were unable to make contact with the homeowner to the east. Staff reported we had no commentary or other correspondence from the homeowner. Staff offered a landscape condition which is consistent with landscape code requirements for buffering office use adjacent to residential. The applicant agreed to this condition. The applicant stated the building is only a temporary use, until such time as a permanent building can be built. The BZA expressed concern about the aesthetics of modular building for any extended period of time. Therefore, the BZA imposed a three-year time frame. There was no opposition or other concerns at the BZA hearing.
