Request: Variance in A-2 zone to allow second mobile home for living purposes (property owner's son will reside in second mobile home).

Decision: Approved

Hearing: The applicant is requesting permission to have two (2) mobile homes on one property consisting of two acres. Zoning regulations require a minimum of two acres per one mobile home. Further, the Comprehensive Policy Plan (CPP) limits residential densities to one unit per two acres in this part of Orange County. However, the CPP allows for greater densities when a dire financial or medical hardship exists. In this case, Mr. Cox stated his wife has heart and blood conditions which require daily caregiving. He cannot be there at all times due to his work. He wants to have his son and the son's wife live on the property to help care for Mrs. Cox. Hardships of this type need to be documented and submitted to the BZA. Mr. Cox stated he had attempted to obtain a letter verifying his wife's condition by her doctor, but that the doctor was out of town until the following week. The BZA decided to approve the request with the contingency that the medical documentation be submitted to the Zoning Division prior to permitting the second mobile home. The applicant agreed to the condition. There was no opposition to this request.
