Hearing: "Staff noted that while the lot was created through a properly recorded plat which predated the introduction of zoning in Orange County, the applicant was not able to provide definitive evidence that the lot had not been owned in conjunction with any abutting property. For that reason the applicant was pursuing a variance to validate the lot for construction. Initially, the applicant had proposed variances for the front and rear setbacks, however, when they realized that a future purchaser may want a different model of home that that proposed, they decided to withdraw the setback variances, and either pursue them in the future, or meet all setbacks. Staff noted that they had not received any correspondence regarding this application in support or opposition.
