Request: Variance in the R-CE zoning district to allow an existing 355 sq. ft. detached accessory structure to remain in front of an existing residence in lieu of along side or behind.

Decision: Approved

Hearing: Staff described the subject property, and it's history, including the fact that in 2019, the BZA approved the same variance. However, due to the fact that the house was under major renovation when the pandemic hit, no permit was obtained by the deadline for the accessory structure. No conditions have changed since the previous approval. Staff noted that they had received one (1) correspondence in support from an adjacent home owner, and there is a history of several variance for front yard accessory structures in the same area. The applicant indicated their agreement with the staff recommendation. There being no one present to speak in favor or opposition to the request, the public hearing was closed. The BZA concluded that since nothing had changed since the last approval, and with the pandemic compounding the matter, the variance was warranted. A motion to recommend approval passed by unanimous vote.
