Request: Variances in A-1 zone to create two (2) substandard sized lots with 80 ft. of lot width in lieu of 100 ft.

Decision: Approved

Hearing: The property owner requested to split the current parcel (160-feet in width) into two (2) equal lots measuring 80-feet in width for development of a single family residence. Each lot created will be approximately .67 acres in size. All other local, state and federal regulations will be adhered to with regard to development on the proposed lots. The owner's have received approval from the State Health Board granting a state variance for these lots. Applicant is still working to obtain a County septic tank permit. The Planning Department recommended a denial of the variance due to an inconsistency with the Future Land Use Map designation of Village. The Board felt that there was merit to the request since this is the last remaining parcel surrounded by other parcels already 80-feet in width. Nine commentaries were received in favor (2 of the parcels could not be located) and one commentary in opposition. There was no opposition at the public hearing.
