Request: Variance in the R-1AA zoning district to allow a 588 sq. ft. addition with a south rear setback of 28 ft. in lieu of 35 ft.

Decision: Approved

Hearing: Staff described the property and gave a brief history.  The applicants, who purchased the property in 2020, wish to move their parents into the home. Staff noted that the main issue is the odd shape of the lot, with an angled rear sough property line that makes the lot shallower as one proceeds east.  Staff noted that the applicant provided 13 letters of support, including letters from the most impacted neighbors. No correspondence in opposition had been received. The applicant noted that their parents had been married for many years, and as a result, had accumulated a large amount of personal possessions.  Any less square footage would pose a hardship. If the rear lot line were parallel to the front property line, there would be no need for a variance, and the southwest corner of the proposed addition meets the setback.  There being no one present from the public to speak in favor or opposition, the public hearing was closed. The BZA concluded that the odd shape of the lot posed a hardship. A motion to recommend approval of the variance passed by a unanimous vote.
