Summary of the decision

VA-02-04-038 — Fred & Deloris Pinkney

Request: Variance in R-1 (single family 7,500 sq. ft. lots) zone to construct addition (garage) to single family residence 6.45 ft. from side street lot line in lieu of 25 ft.

Decision: Approved

Hearing: The applicants want to erect a two-car garage on the side of their house. The lot is at an intersection, and the house fronts towards the intersection instead of along Crow Street, where the variance is needed. While the request for a six foot setback would appear excessive, in reality it is not. There is a very large grassed right-of-way section measuring 15 feet in width between the road and the property line. In effect, the addition will not be very close to the road, and it would not detrimentally impact the safety or aesthetic view of homes along the street. Under the circumstances, the BZA felt the request met the variance criteria and approved the request. There was no public opposition.
