Decision: Partial Approval

Hearing: Applicant proposes a three (3) story apartment complex in the northwest quadrant of the East-West Expressway/Valencia College Lane intersection. The original proposal found three (3) story structures as close as thirty (30) feet to single-family zoned property. Staff worked with the applicant to extend the setbacks. The plan presented to the Board of Zoning Adjustment finds only three (3) of fourteen (14) apartment buildings encroaching into the 100' setback. Of those three (3) the setbacks are as follows: 96.48 feet, 83.49 feet, and 86.66 feet. Accordingly, the degree of variance has been reduced from seventy (70) feet to a maximum of 16.5 feet. In addition, the applicant agreed to construct a six (6) foot masonry wall and a ten (10) foot wide landscape buffer. One (1) person appeared in opposition. However, the opposition was diffused once the modified site plan and extended setbacks were explained.
