Request: Variances in the R-CE zoning district as follows: 1) To allow a 7,860 sq. ft. detached accessory structure (indoor basketball court/ gym) in front of the primary structure 2) To allow 8,806 sq. ft. of cumulative detached accessory structure area in lieu of 3,000 sq. ft.

Hearing: SYNOPSIS: Staff described the proposal, including the location of the property, the site plan, and photos of the site. Staff provided an analysis of the six (6) criteria and the reasons for a recommendation for approval. Staff noted that it received one (1) commentary in favor of the application, and one (1) in opposition to the application. The applicant¿s team noted approved variances in the surrounding area that was comparative to the proposed variances. Additionally, the proposed accessory structure will not be visible to to any of the surrounding properties due to the landscape surrounding the property. There was no one in attendance to speak in favor or in opposition to the request. The BZA discussed a comparative request that was approved and determined that even though the accessory structure was not built, the final decision of approval bears more weight. The BZA unanimously recommended approval of the variance by a 5-0 vote, with one absent, subject to the three (4) conditions in the staff report.
