Request: Request for parking variances in C-1 and C-2 zoning districts as follows: 1) To allow 311 parking spaces in lieu of 410 spaces (Denied) 2) To allow off-site parking 1030 ft away from subject site in lieu of maximum 300 ft. away (Approved w/Conditions) 11/19/13 BCC Outcome: Continued; 1/21/14 Applicant's letter to withdraw this request.

Decision: Denied

Hearing: Staff gave a brief presentation about the request. A summary of the parking requirements for each user plus the redevelopment plans for Mangos was presented. Staff advised the BZA of the current parking concerns along International Dr. In summary staff did not support the requests.

The applicant gave an overview of the requests which included detailed plans about the Mangos entertainment venue. The applicant advised the BZA they are aware of the parking concerns and are trying their best to alleviate them. They urged the BZA to allow the off-site satellite parking lot. It would alleviate some of the parking concerns for the tenants in the plaza.

Orange County Planning staff addressed the BZA about the parking issues on International Dr.

Two nearby business owners spoke in oppisition to the request. However, they were in support of the redevelopment projects occurring on International Dr. They advised the BZA that at a minimum allow the off-site satellite parking lot.

The BZA concluded that a long range solution should be sought but in the meantime the off-site satellite parking lot should alleviate the parking concerns to some degree.
