Request: Variance in the R-1A zoning district to allow a minimum lot width of 60 ft. in lieu of 75 ft.

Decision: Approved

Hearing: "Staff explained that before the applicant purchased the property, it was a conforming parcel with a nonconforming use (two (2) homes on one parcel). After the property was split illegally by deed, it resulted in two (2) nonconforming lots with conforming uses (one (1) home per lot). The only way to resolve the illegal split is to reunite the two properties, however, one home would need to be demolished, defeating the applicant's intent. The variance will resolve the issue for the subject property, allowing the applicant to replace their existing residence with a new modular unit. If the owner of the property to the north ever wishes to do any work on their property, they will also need the same variance. Staff concluded with the fact that they had received no correspondence in favor or opposition to the request.
